SROA NEWS – With spring
starting to show its color and
summer just around the corner,
construction season is getting
ready to shift into high gear.
With that said, here are some
things to keep in mind as a
property owner getting ready to
begin a home project or if you
have a neighbor having work
done on their property.
Prior to commencing development or other alterations to
real property, except those otherwise expressly permitted by
the Design Committee Manual
of Rules and Procedures, owners
are required to submit proposed
changes to their property to the
SROA Design Committee for
review and written approval.
The Community Development section of the Sunriver
Owners Association website
(www.sunriverowners.org/communitydevelopment) provides
the forms necessary to submit
for a project.
Owners are encouraged to
visit the site to become familiar
with design processes and procedures. Community Development staff are also available to
assist owners with navigating
the project application process
as well.
If you are an owner that
received Design Committee
approval for a project and
are getting ready to com-
mence work, please review
the following:
1. Per Section 6.09 of
the design manual, issuance of a SROA Building
Permit prior to commencement of any construction or
demolition/preparation activity
is required.
2. Any contractor or subcontractor working on a Design
Committee approved project
must have current contractor
parking passes.
3. Section 2.05 of the design
manual states that owners are
responsible for all aspects of
the construction or other work
being performed on their property, including the actions of a
general contractor.
For those owners who live
next to or in proximity to properties with construction projects
occurring please be aware of
the following:
• No construction work will
begin before 7:30 a.m. or continue after 7 p.m. Exterior construction work is not permitted
on Sunday.
• Roadside parking is permitted by contractors in Sunriver.
Owners are encouraged to
contact the SROA Community Development Department with questions pertaining
to construction projects in
Sunriver. Staff can be reached at
541-593-6645.

During three recent campaign team meetings, General Manager James Lewis said
the group has been refining
its presentation message and
identifying what information
is needed depending on the
audience, with education as the
central goal.
He noted that frequently
asked questions are posted on
the association’s website and will
continue to be updated as new
questions arise.
The association is also in
discussions with realtors and
other community groups with
the aim of encouraging owners
to learn about the proposal,
read the materials and evaluate
the information before voting
this summer.
An owners meeting is planned
for Saturday, May 23 at 9:30
a.m. at SHARC to answer
questions. This meeting will
be recorded to provide owners
who can’t attend the ability to
watch it at a later time.
A second question-and-answer event is planned for June
23, when Sunriver You will
sponsor a community forum,
giving owners another chance
to raise questions.
This will be a Zoom forum
and registration will be required
at www.sunriveryou.com,
once posted.
Requiring a vote of the owners, this will be a ballot measure
and included with this summer's board election process.
Ballots will be emailed in early
July with a closure of 1 2 p.m.

SROA NEWS – The Sunriver
Owners Association is ramping
up an education-focused campaign around the association’s
proposed Capital Transfer Fee
(CTF), emphasizing clear messaging and hosting multiple
opportunities for owners to
ask questions.
Implementing a CTF would
alleviate draining reserves,
hiking maintenance fees or
hitting current owners with
special assessments.
The fee emerged as fair, equitable and only triggered when
