should be credited not only to
past and current Board and
Finance Committee efforts but
to our GM and management
staff who operationalize the
budget passed by the Board.
Success in this area includes a
clean annual audit, a balanced
budget, and a triennial Reserve
Study to ensure SROA has adequate funds to maintain and
replace existing facilities and
amenities when necessary. The
Reserve Study will be completed and provided to SROA in
mid-August.
A sampling of improvements
on the operational side in 2026
and beyond includes implementation of Pathway Safety
Task Force recommendations,
near completion of the Rules
and Regulations review, and
the creation of the Fire Protection Work Group. All of which
involved owner, staff and board
participation.
Infrastructure improvements
included SHARC Amphitheatre beautification, construction of shade rentals and a

road maintenance, Ladder Fuel

The Board budgeted a Compliance Officer position as recommended in the 2030 Strategic Plan. This position will
focus on owner concerns relating to community standards,
public safety and property

education and compliance first
and foremost, with fines as the
last option.
I also want to recognize the
knowledge, experience and
commitment to Sunriver that
has consistently been demonstrated by our staff. From
our leadership team to the
seven departments’ staff to
seasonal employees, operations in Sunriver could never
be so “well-greased” without
their excellence. When you
have a chance, say a word of
appreciation to office, public
works, recreational or other
department staff. These people
work hard for you.

By Clark Pederson
Sunriver Owners Association (SROA) received another
clean audit report from its
independent audit firm. Each
year, from mid-April to May,
the SROA engages an audit
team to review its financial
statements for the preceding
year, including balance sheets,
statements of revenue and expenses, changes in equity and
cash flows.
The process begins shortly
after income tax season, when
the auditors have time available
to conduct the audit.
The audit of SROA’s financial statements for the year
ending Dec. 31, 2025, was
completed and approved by
the SROA Board of Directors
at the June board meeting.
SROA’s accounting firm,
Sorren CPAs, P.C. – formerly
KDP and Price Fronk & Co.,
issued a clean opinion stating
that SROA’s financial statements present fairly, in all
material respects, the financial
position of the SROA as of
Dec. 31, 2025, as well as the results of its operations and cash
flows for the year then ended,
in accordance with generally
accepted accounting principles.
The audit also confirmed
that our internal controls are
functioning as intended.
Heather McMeekin, a firm
partner and the lead auditor,
once again commended Controller Joe Healy and his staff,
noting that they make the
process easy for the audit team
by having materials ready when
the team arrives and quickly provide other documents
when requested.
The audit’s purpose is to assure owners that our financial
statements accurately reflect
SROA’s current financial condition. As part of the audit, the
auditors verify our bank and
investment account balances
with independent sources and
compare those balances with
the amounts stated in our
financial records. They also
review samples of payroll records and check disbursements
for accuracy.
For payroll, the auditors examined 40 randomly selected
employee records. Although
our permanent staff includes 50
employees, we also hire many
part-time employees, such as
lifeguards and customer service
desk staff, primarily during
the busy summer season. The
